Do I need a geotechnical report for my project?
Most new residential builds in Canterbury require a geotechnical report as part of the building consent process. Extensions, major renovations, and rebuilds on TC2 or TC3 land are also commonly required to have site-specific investigations. How much does a geotechnical report cost?
A straightforward report for a flat TC2 site typically starts from $1,400 + GST. Sites with more complex ground conditions, TC3 zoning, or sloping terrain will require more investigation and carry higher costs. We provide a fixed-price quote after a brief conversation about your project.
How long does it take?
Site investigation typically takes half a day. The completed report is usually delivered within 5-7 working days of the site visit. If you have a consent deadline, let us know and we’ll do our best to accommodate it.
What’s the difference between TC1, TC2 and TC3?
These are Technical Categories assigned to Christchurch land following the 2010-2011 earthquakes, based on liquefaction risk. TC1 is low risk, TC2 is moderate, and TC3 is high. TC3 sites require more detailed investigation and typically more engineered foundation solutions. We can advise on what’s required for your specific TC classification.
Can you work with my builder or designer?
Yes – we regularly coordinate with architects, designers, and builders to ensure the geotechnical findings feed directly into the foundation and structural design. We’re happy to liaise with your project team directly.
